what we do

We provide free, face to face mortgage advice by searching across a comprehensive lender panel, to find the right product for you.

Once we've matched you with the right product, we recommend the correct level of protection for your mortgage and lifestyle.

We then manage the application from start to finish without charging for our service.

 

why our service is free

We provide our service to you, the customer, for free. We're able to do this as we're paid a fee by whichever lender you choose, based on our advice, for your mortgage.

Other mortgage service companies choose to charge the customer additional fees for advice, submission of the application or processing – we've decided not to.

what to bring

It would be helpful if you could bring the following to your appointment:

ID

This can come in the form of (but not limited to):

  • Current signed passport
  • Current UK or EEA photocard driving licence
  • Firearms or shotgun certificate
  • National identity card bearing a photograph of the applicant

Proof of Address

This can come in the form of (but not limited to):

  • Utility bill (gas, electric, satellite television, landline phone bill) issued within the last three months
  • Local authority council tax bill for the current council tax year
  • Current UK driving licence (but only if not used for the name evidence)
  • Original mortgage statement from a recognised lender issued for the last full year
  • Electoral Register entry

3 Months' bank statements
(most recent)

In order that a broker and subsequently a lender can best assess your affordability, it is a requirement that your most recent bank statements are analysed.

The statements provided must include your name and address.


3 Months' payslips
(if employed)

In order that a broker and subsequently a lender can best assess your affordability, it is a requirement that your most recent payslips are analysed.


P60
(if employed)

This can often be one of the harder documents for you to get your hands on but quite often this can be requested from your line manager or HR department.


3 Years' SA302's
(if self-employed)

An SA302 is a summary of income declared to HMRC and is an excellent way for lenders to assess the affordability of a self-employed applicant. You can find out more at the HMRC SA302 website.

Or...

If you or an accountant complete your self-assessments, these can be provided in place of an SA302 and they too can be downloaded from HMRC website. Alternatively, you can request a guide on how to complete this.


3 Years' Tax Calculations
(if self-employed)

These will be required by a lender to effectively assess your affordability.

Proof of Deposit

This could be provided in the form of bank statements, savings statements, existing mortgage statement - if you're unsure, please ask one of the team and they'll clarify for you.
